HomeSmart Lettings Fees to tenants May 2018

 

Before you move in:

Application fee £240 up to 2 applicants
 

Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining reference from current or previous landlords and employers and any relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy agreement.

Additional Tenant fee £75 per applicant

Covering referencing as above, processing the application and preparing the necessary paperwork.

 

Guarantor Fee £75

Covering financial credit check, referencing as above and preparing Deed of guarantee as part of the tenancy agreement.

 

Permitted Occupier Fee £45 per permitted occupier

Applies to any other adult over 18 years old who will be living at the property.  Informing any permitted occupier of their rights and responsibilities towards the named tenant (s) and landlord and provide documentary guidance and assistance during the tenancy.

 

Pet Licence fee £75

Meeting the pet and negotiating with landlord, preparation of Pet licence as part of the tenancy agreement.

Additional security deposit for pets £100 on top of usual deposit

 

During the tenancy:

 

Renewal fee £45

Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

 

Pet Licence fee £75 for any new pets obtained during the tenancy

Negotiating permission with landlord, preparation of Pet licence as part of the tenancy agreement.

 

Late rent payment charge £20 per letter

Writing a letter to the tenant regarding late rent payments

Ending your tenancy

Check out fee £75

Attending the property to undertake an updated schedule of condition based on the original inventory and negotiating the repayment of the security deposit

 

Future landlords reference £15

Collating information and preparing a reference for a future landlord or letting agent

 

Other fees and charges

 

Gaining Access if locked out £45

Obtaining spare set of keys, attending the property to unlock the door.  If new keys are required or if locks need preplacing additional costs will apply.

 

Out of hours service £45 per hour plus any actual costs incurred

Where actions of the tenant result in the agent (or nominated contactor) attending the property, and obtaining necessary permissions, sourcing providers and travel costs.

 

Unpaid Rent/ Returned Payments Interest at 8% above Bank of England Base Rate from due date

 

Professional Cleaning (if required) £15 per hour

Which will be deducted from the Security Deposit.  Only charges where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
