Rent Collection Services: £420 tenancy set up fee and 8% of the monthly rent (6.66% ex VAT)

 

  • Agree to the market rent and advise on refurbishment 
  • Provide guidance on compliance with statutory provision and letting consents
  • Advertise property
  • Arrange and carry out viewings of potential tenants where appropriate
  • Fully reference tenants
  • Collect and remit monthly rent received
  • Tenancy set up
  • Deduct commission and any other invoices for work
  • Protect deposit in the government approved deposit scheme
  • Pursue non-payment of rent and provide advice on rent arrears action
  • Advise on non-resident tax status and HMRC (if relevant)
  • Advise all relevant utility providers of changes
  • Hold keys throughout the tenancy term

VIP Premium Management Service:  £480 tenancy set up fee and 16% of the monthly rent (13.33% ex VAT)

 

  • Agree to the market rent and advise on refurbishment 
  • Provide guidance on compliance with statutory provision and letting consents
  • Advertise property
  • Arrange and carry out viewings of potential tenants where appropriate
  • Fully reference tenants
  • Collect and remit monthly rent received
  • Tenancy set up

± Definition of comprehensive rent and legal expenses cover Nil Excess, Payable until vacant possession, Cover limit of £2,500 rent per calendar month, Total claims limit of £50,000, Upon accepting a claim the insurers will seek repossession of the property at their own expense, Full legal expense cover.  Available for Premium Management Service only.

*Tenant Evict Service * offers a full legal eviction service should the tenant default on rental payments in the first 12 months.  Our insurers will seek to repossess the property and will pay the costs associated with doing so.

If the tenant fails to vacate on expiry of a Section 21 notice (England and Wales only) our insurers will cover the costs of eviction for you.

To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy, or maintenance linked visits

 

Submission of non-resident landlord receipts to HMRC   £45 quarterly

Rent review fee    £45

Review rent in accordance with current prevailing market conditions and advise the landlord.  Negotiate with the tenant. Direct tenant to make payment changes as appropriate. Update the tenancy agreement.  Serve section 13 notice if the tenancy is on a rolling monthly basis.

 

Renewal fee    £120

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

 

Court attendance fee     £60 per hour

For attending court plus travel expenses

 

Buy to Let Advice Package    £150

1 Hour dedicated appointment to discuss buy to let investments and advice for the local area.

 

Tenant Find Let Only Service (Experienced landlords only) Cost: £600
