  • Agree the market rent and advise on refurbishment

  • Tenant Evict Service * offers a full legal eviction service should the tenant default on rental payments in the first 12 months. Our insurers will seek to repossess the property and will pay the costs associated with doing so. If the tenant fails to vacate

Full Management Service: £350 of first month rent then 10% of on going rent

  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Advise on non-resident tax status and HMRC (if relevant
  • Advise all relevant utility providers of changes
  • Undertake 2 inspection visits per annum and notify landlord of the outcome
  • Arrange routine repairs and safety inspections
  • Hold keys throughout the tenancy term

Premium Management Service: £450 of first month rent then 12.5% of on going rent

Additional Non-optional fees and charges for Managed Services

Additional property visits£30

To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or maintenance linked visits

 

Submission of non-resident landlord receipts to HMRC£15 quarterly

 

Rent review fee        £30

Review rent in accordance with current prevailing market conditions and advise the landlord.  Negotiate with tenant. Direct tenant to make payment changes as appropriate. Update the tenancy agreement.  Serve section 13 notice if tenancy is on a rolling monthly basis.

 

Renewal fee:        £30

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

 

Court attendance fee:       £60 per hour

 

For attending court plus travel expenses

Additional optional fees and charges for Tenant Find service

Deposit registration fee:£30

Register landlord and tenant details, hold and protect the security deposit with government authorised scheme, provide tenant with the deposit protection certificate and prescribed information within 28 days of the start of the tenancy.

Inventory Fee

Carry out a full inventory/ schedule of condition.

£78 for a 1 bed unfurnished property

£90 for a 2 bed unfurnished property

£108 for a 3 bed unfurnished property

£120 for a 4 bed unfurnished property

An additional £30 for the first room and £15 for subsequent rooms if the property is furnished.

 

Tenant check out fee   £60

Only where an inventory has been instructed at the start of the tenancy will this service be available.  Full inspection and report on condition at the end of the tenancy.
